Advice on Party Wall matters, Party Wall Awards,  Party Wall surveyors

We acted on approximately 80 party wall jobs in London in 2011, mostly routine small domestic extensions acting for both Adjoining Owners and Building owners.
Highlights included acting for :

The developer of 23 Cavendish Close, St Johns Wood, completing the party wall awards for one of the largest domestic basements in London, we subsequently acted for their neighbours at 25 Cavendish Close when they decided to construct a double storey high end basement.

Representing 17 Adjoining Owners on a large commercial development when the site next door was redeveloped.

Acting as Building Owner’s party wall  surveyor for Community Housing Association (now part of the One Group) for the redevelopment of the site at 236-252 High Street, Stratford.  The development comprises of  113 dwellings from which 56 are private, 28 shared ownership and 29 at affordable rent, plus 1833sqm of Commercial space divided into 3 units. The Tower has 17 floors, the North wing 6 and the West wing 7. Communal garden amenities on roof wings and ground floor central courtyard. Project value £20m.

Acting as Adjoining Owner’s Surveyor at 75 Eaton Place, Belgravia to conclude party wall awards for a large triple basement development.

Lease extensions 

This was a busy year for lease extensions, again with many routine lease extensions agreed throughout London - acting for both landlords and tenants.

Highlights included acting against the Crown Estate when we represented 8 individual leaseholders in one block block in SW1 securing a 24% discount for the leaseholders.

On the Cadogan Estate we secured a saving of over £ 50,000 on one lease extension.

Freehold valuations, Property valuation consultancy

In 2011 we valued circa £60m of property for a variety of purposes including  matrimonial, probate, staircasing valuations for part owned housing association flats, inland revenue inquiries, capital gains tax, property for inclusion in SIPP's and company accounts.

Highlights included houses at Clivedon Place, SW1 - £ 5.6m, London, SW1, Wilton Place, SW1 £7.25m, Scarsdale Villas, W8 £3.7m

Property Insurance Reinstatement valuations and Insurance claims advice.

We represented the policy holders for a house in SW3 securing £73,000 to reinstate their property following a burst sewer pipe, in SW1 we secured £88,000 for policy holders in SW1 following a severe plumbing leak.
